“How much will it cost?” is the first question almost every homeowner asks us. Most companies make you wait for a site visit to find out. We publish our rates, so you can budget before anyone shows up.
Here is what exterior cleaning costs with ALWAYS B.I.G. Power Washing Pros in 2026, what affects the final number, and how to get an exact price fast.
House washing: $0.21 per square foot
Our house washing is a low-pressure soft wash priced at $0.21 per square foot of siding. A typical 2,000 square foot home comes to about $420 before the 5% transaction fee.
Soft washing costs about the same as a cheap pressure wash, but it lasts longer because the cleaning solution kills algae and mildew at the root instead of just blasting the surface.
Driveway and concrete cleaning: from $0.23 per square foot
Concrete cleaning for driveways, sidewalks and patios starts at $0.23 per square foot. A 600 square foot driveway starts around $138. Heavy oil stains and sealing are quoted after we see the surface, because they depend on the condition of the concrete.
Gutter cleaning: from $225
Gutter cleaning starts at $225 for a 1-story home. Add 30% for a 2-story home ($292.50) and 60% for a 3-story home ($360). Gutter whitening, minor repairs and gutter guard installation are quoted separately.
Window cleaning: $10 per window
Window cleaning is $10 per window for the exterior. Add another $10 per window if you want the interior glass cleaned too.
Commercial properties: custom flat rate
Commercial buildings, parking lots, dumpster pads and fleets and HOA and gas station properties get a custom flat-rate estimate based on size, access and how often you want service.
What changes the final price?
- Size. Most residential work is priced by square foot or by window, so bigger homes cost more.
- Height. 2- and 3-story homes take more time and equipment, which is why gutter pricing steps up by story.
- Condition. Heavy moss, years of buildup or deep oil stains can take extra treatment.
- Transaction fee. A flat 5% applies to every job. There are no hidden taxes or surprise add-ons.

Here is how a common combination adds up for a 2-story, 2,000 square foot home with a 600 square foot driveway and 15 windows:
- House washing: 2,000 sq ft x $0.21 = $420
- Driveway cleaning: 600 sq ft x $0.23 = $138
- Gutter cleaning, 2 stories: $292.50
- Subtotal: $850.50, plus the 5% transaction fee = about $893

Is a cheaper quote really cheaper?
Low quotes usually come from crews that pressure wash everything. That can save a few dollars today, but it often means algae returns within months, and high pressure can force water behind vinyl siding, strip paint or etch concrete. When comparing quotes, ask:
- Do you soft wash siding and roofs, or use high pressure?
- Are you fully insured if something is damaged?
- Is the price per square foot, or a guess that changes on the day?
- Are there extra fees for travel, chemicals or water?
We have no travel fee and no surprise add-ons. The only fee on top of our published rates is the flat 5% transaction fee.
What affects driveway pricing the most
Size sets the base price, but condition matters too. Driveways under trees often have moss and leaf stains, and older driveways may have oil spots that need pre-treatment. Sealing is optional and quoted after we see the surface. It is worth considering in Northeast Ohio, where road salt and freeze-thaw cycles are hard on concrete.
